SOME TIPS ON PURCHASING RURAL PROPERTY:
We want to share with you some of the key things to watch for in the purchase of rural real estate:

1. Water ~ Often in the purchase of rural real estate, the water source will come from a well. We highly recommend that buyers obtain obtain a well pump test and a potability test as a part of their due diligence.
The well pump test will show how many gallons per minute the existing pump is producing. The potability test will tell you whether or not the well water will require treatment in order to be used as drinking water.

2. Septic -- Sewerage systems of waste disposal is an urban property feature. Many rural properties use a septic system for waste disposal.
If purchasing land with the intent of placing a home on the property, it is valuable to know that the soil "perculates." This means that the drainage of of the soil is suitable to accommodate the installation of a septic system.
Buyers may wish to obtain a perculation soils test as a part of their due diligence.

3. Property lines -- surveying methods for identifying property lines of rural real estate may differ from urban methods. In California, the legal description for many rural properties is based on "metes and bounds" which means that the reference point for a line could be some kind of landmark.
Buyers should keep in mind that a fence on a property doesn't necessarily conform to the property line. And if a property line is the midpoint of a river or waterway, that waterway could actually change its course over time.
Surveying of rural properties can be time consuming. Buyers who plan to obtain a survey as an aspect of their due diligence in the purchase of rural real estate may need to consider the time element involved in obtaining a survey.
